If you are a buyer, or agent for a buyer that is considering a pre-sale, make sure your agent is present before you negotiate. Agents cannot help you if you sign a deal without your agent. This has happened twice, both times with buyers from long distances. Both times I've been taking them to re-sales that they said they were interested in. Both times (same family) they stopped in a Sales Office without me and decided what they wanted. I got involved with one before they signed and was able to get a package upgrade, but the other signed the sales contract, then wanted me to get them free appliances. this doesn't work when they gave all the leverage away.
